Medical tech heart health company expands with South Bay office deal

SANTA CLARA — A medical tech company that has embarked on a quest to combat heart problems has struck a deal to lease space in Santa Clara in an expansion move.

South Bay office and research building lands local real estate investor

EBR Systems, which has crafted a new generation of wireless cardiac pacing equipment, signed a rental deal to take space at 4300 Patrick Henry Drive in Santa Clara, according to commercial real estate firms Cushman & Wakefield and Newark, which teamed up to arrange the lease.

The medical tech company is relocating to Santa Clara and will exit Sunnyvale, stated Cushman & Wakefield brokers Walt Stephenson and Jeff Cushman and Newmark brokers Greg Tippin and Tracey Solari.

EBR Sytems leased 51,100 square feet in the 4300 Patrick Henry offices, the Newmark and Cushman & Wakefield brokers stated. Drawbridge Realty, a veteran real estate firm, owns the building EBR leased.

“The move represents a sizeable expansion for the company,” Cushman & Wakefield stated.

The rental deal is among recent leasing transactions that hint at an improvement in the rough office market in the South Bay. The San Francisco and Oakland office markets are in far worse shape than Silicon Valley.

EBR Systems at present occupies a building in Sunnyvale that totals 30,800 square feet, the LoopNet commercial property database and Google Maps states.

The medical technology firm expects to move into its new Santa Clara offices during the first half of 2026. It will occupy a greatly upgraded building, according to Cushman & Wakefield.

“Drawbridge acquired the property in 2013 and recently completed significant interior and exterior renovations in 2024, such as a new indoor and outdoor breakroom and patio space, plus other elements focused on the employee,” said Stephenson, a Cushman & Wakefield executive director.

EBR Systems and Drawbridge both aim to complete further upgrades to the property as well as other workplace installations and operational needs before the med-tech firm moves in 2026.

“We place the needs of patients first in everything we do,” EBR Systems states on its website.
