Big San Jose hotel goes up for sale in tough Bay Area lodging market

SAN JOSE — A big San Jose hotel has been put up for sale by a real estate company that had halted payments on the loan for two San Francisco hotels in the face of a feeble Bay Area lodging market.

The DoubleTree by Hilton Hotel San Jose has hit the sales block, according to a marketing brochure being circulated by Eastdil Secured, a commercial real estate firm.

Park Hotels & Resorts, acting through an affiliate, owns the DoubleTree by Hilton Hotel San Jose, county documents show.

The 505-room hotel is located at 2050 Gateway Place and is one of the closest hotels to San Jose International Airport.

Eastdil Secured didn’t offer a suggested price for the hotel, which in January 2024 had an assessed value of $92.6 million, according to Santa Clara County property documents.

The property has gone up for sale at a time when a growing number of indicators are pointing to difficult times for hotels in the Bay Area.

Loan defaults, foreclosures and even some hotel shutdowns have begun to haunt the Bay Area lodging industry, which is battling to recover from the economic maladies unleashed by the coronavirus outbreak.

Among the biggest recent setbacks for the Bay Area lodging market were two separate foreclosures of hotels in the region.

In mid-May, a lender seized ownership of the 541-room Signia by Hilton hotel at 170 South Market Street in downtown San Jose. The foreclosure valued the hotel at $80 million, which was 41% less than the $134 million loan that the lender had provided.

In April, a lender grabbed control of a 276-room dual-brand hotel in downtown Oakland at 1431 Jefferson Street through a streamlined foreclosure process due to a delinquent $112 million loan.

In February 2025, Oakland’s biggest hotel, the 500-room Oakland Marriott City Center at 1001 Broadway, went into default on a $100 million loan.

Park Hotels & Resorts, which is attempting to sell the DoubleTree hotel in north San Jose, had previously walked away from making payments on a $725 million loan that had two major San Francisco hotels as collateral: the 1,921-room Hilton San Francisco Union Square and the 1,024-room Parc 55 San Francisco.

The Virginia-based hotel company also sold the 316-room Hyatt Centric Fisherman’s Wharf hotel in northern San Francisco for $80 million, or $253,000 a room, in a deal that Park Hotel & Resorts announced in May.

As for the DoubleTree in San Jose, the marketing brochure notes that the hotel was built in 1980 and renovated in 2011.

The DoubleTree in San Jose offers rooms that could accommodate an array of travelers or groups.

The hotel, which is prominently visible from U.S. Highway 101, includes two presidential suites, eight parlor suites, 201 king rooms, and 294 double queen rooms, according to the sales brochure.

Family travelers, conference groups and business executives could all be accommodated in the hotel, the marketing materials assert.

“The diverse room mix caters to both business and leisure travelers,” the Eastdil marketing package states.
